He's given you 2 brilliant references and his licence checks out

Always Check Your Builder searched and found out ...
3 of his building jobs last year ended up in the courts but yes 2 were perfect.
His truck's been repossessed and he's got 2 defaults against his equipment leases.
His company hasn't filed a tax return in 2 years and his partner is banned from holding a builders licence.
Between them they've had 3 building companies go into liquidation and a heap of sub-contractors won't work for them anymore.

Contract Caution

Pre-construction contracts

Your builder must obtain a soil report and foundation data to design the footings and to give you an adequate estimate of the cost. (And if they don't, I'd be asking why).
They may ask you to sign a document to authorise this. This is not a bad thing. You may have to pay for this.
If you do, make certain you are able to receive and 'own' any copies of reports you are paying for.
A pre-construction contract is also casually referred to by builders as:
A preliminary agreement
A quote
An order
A preliminary contract estimate
A provisional quote to build on your land
An authorised tender acceptance
A contract request
However, if the pre-construction contract covers more than a soil report, and includes things such as design or specification work, obtaining permits or other building work, it is a building contract.
It is illegal for a builder to misrepresent the two.
